Two acre lake front property facing west on the widest part of Possum Kingdom Lake. This area of Possum Kingdom Lake is referred to as the North End. It is very conveniently located to the Airport (less than one mile away) if you own a private plane, Local Restaurants (Boondocks, Bonitaville or Wildcatter Ranch are some of our favorites), Gas Station/Convenience Store and the local supermarket called the Trading Post. The overlook for the Morris Shepard Dam is about a 10 minute drive. If you look up Possum Kingdom Lake on the internet you will find all there is to do and the lake offers lots of hiking trails including one up to Johnson's Peak (the highest point on the lake with an almost 360 degree view of the lake).
The property has approximately 130 feet of shoreline with plenty of yard for the kids to run around. Weather permitting you will see some of the most amazing Sunsets in your life. At the shoreline the water gets very gradually deeper and has a 100% fine sand bottom, no rocks. Perfect to walk barefoot. When the lake is full the depth at the front of the dock is about 4 feet so if the lake is low you may need to anchor your boat away from shore. Extending from the dock is a slight channel so, by boat, when your leaving or approaching the dock you either need to head straight in or leave straight out for at least 100 yards before you should steer your boat left or right.
The property is very spacious with lots of room to toss the ball around, play badminton or volleyball. The main house, which we refer to as the Cottage, has two nice sized bedrooms, a full bath, washer, dryer and a combination living, kitchen & dining area. Each bedroom has a queen sized bed with a bunk-bed. The main living area has a 65" color TV with a great sound system which plays music both indoors and out. One of the two bedrooms in the Cottage has a small TV. The Guest house, which is more like a studio apartment, has a queen sized bed and a futon which opens up into a queen sized bed. The guest house has a full bathroom and a closet. Both the Cottage and Guest House have a toaster oven, microwave, Keurig Coffee Machine (Dunkin Donuts Keurig Coffee Cartridges included). The Cottage has a large refrigerator and a wine cooler, the Guest House has a small refrigerator. The Cottage has central heating and air conditioning, the Guest House just has two window air conditioning units and one of the two units produces heat also. With four queen sized beds and two bunk-beds you could sleep as many as 12 people. In the Cottage and the Guest House each has a roll-out bed which could accommodate two more people for a total of 14 guests.
On the property there is the Cottage, Guest House (Studio Style), large patio area with a grill and plenty of seating, a two car carport, a two car garage (which you will not have access to), a pump house and a boat house (which is used privately). The stove runs on liquid propane (which burns hotter than natural gas, FYI to all you cooks out there). The property also has one 30 amp and one 50 amp electrical outlet for an RV on the side of the two car garage. Water can be provided to the RV but no septic hook-up. If you do decide to bring an RV make sure you only drive on the gravel part of the property. If you venture off the gravel then you will likely get stuck in the sand. If the RV uses the property's electricity then it is an extra $30 dollars per day.
We have owned this property for 15 years now and it should have everything you would need to comfortably stay a week or a weekend (except for food and drinks). There are plenty of pots and pans, cups (drinking and mugs), utensils for eating and utensils for cooking, dishes/bowls and wine/beer openers. You will be provided with bathroom towels, toilet paper, shampoo & conditioner, soap (either Irish Spring or Unscented Dove) and paper towels. One big request that we have is that only toilet paper gets flushed down the toilet. This is a lake property with a septic system which can only handle toilet paper. If anything, such as a moist towelette (even if it says septic system safe) or any feminine hygiene products, gets flushed it could clog the system. For 15 years we have been putting only toilet paper and have never had a problem.
Also on the property are two paddle boards and two kayaks for your use. When using these water crafts a life vest must be warn at all times. A standard life vest will be provided for the average person but if you have young kids or non-average sized person then you need to provide a life vest which is specifically designed for their size and weight. If you would like to rent a pontoon boat you can try: "Naylor by the Water" or for jet skis or pontoon boats rentals you can also try: "Sam's Dock Possum Kingdom Lake".
Included with this property for your use is: WiFi (the password will be provided when you arrive)(the service (<5 Mbps) is OK but will most likely not be great during Holidays,FYI), a hair dryer in each house, an iron and ironing board in each house, a DVD player in the Cottage (no DVDs though), a free NETFLIX account has been added, the Cottage's stereo is blue tooth capable to stream music through the sound system. The sound system can play music in two areas via the receiver, the "A" button will play music inside, the "B" button will play music outside towards the patio area, A&B together plays music inside and out. There is a fire pit for camp fires at night and we will provide you with wood and fires starters to make having a fire easy for you. Speaking of fire there are three fire extinguishers on the property, one in each house and one on the patio. In the Cottage's bathroom closet you will find a basket with a bunch of miscellaneous stuff (band-aids, toothpaste, mouthwash, etc.) but this is strictly in the event you forgot something and need something in a pinch. Two hammocks to relax in are also included and a small wine cooler.
Not included with this rental are: food, beverages, ice, beach towels, bug spray, sun screen, first aid, any personal items like toothpaste, deodorants, toothbrush, comb, hair brush etc., there is a DVD player and some DVDs. There is basic cable TV but nothing fancy like Showtime or HBO.

One last comment I feel obligated to make is that if you elect to stay at our property you will be in a rural part of Texas. There is a lot of wild life out there, over the years I have seen everything from a Bald Eagle to a Red Tailed Fox. Since your in the Country there will bugs and critters of all sorts. The bottom line, especially if you have young kids, is that you need to watch them. The water is only about 20 yards from the house. You can have a great time a the lake but you must always do your part to keep everyone safe.
